The Facilities Manager will be responsible for the planning, costing, implementation and delivery of a number of key projects.
The job holder will also be responsible for the improvement and delivery of quality services and the day to day facilities management of LSD Buildings.
Reports to Head Residential Operations.
To monitor daily complaints and close all the open complaints within a designated time frame.
Supervises activities pertaining to all Housekeeping, Security, Horticulture and Engineering services and other services as per scope of work to ensure smooth operation.
Supervise any major/minor breakdown which will affect the Company & customers.
Co-ordinate with Company and vendor team for any snags, defect and breakdown.
Generates periodical MIS reports as required by the Company.
Timely submission of all invoices and bills to the customers and its realization.
Review the P & L, keep close vigil on CAM outstanding dues and its realisation.
Review all PPM schedules, log books & checklist, service records and test certificates.
Ensures 100% statutory compliance by contractors like ESI, PF, insurance etc.
Co-ordinates with Annual Maintenance Contract (AMC) service providers for regular & break down maintenance activities.
Interacts with Occupants regarding any issue pertaining to the premise.
To organize monthly meeting with the RWA and resolve the issues under our ambit.
Implement safe work practices and ensures that team members/ vendors meet all safety guidelines/ requirements.
To monitor on daily basis realization of outstanding dues from the customers and collection of current billing.
Proper upkeep of the Township and ensure top class services to the customers.
