Job Description

Strategic
• Survey the environment to keep abreast of trends and best practices in the area of architecture & engineering in the Real Estate industry, nationally and internationally; Develop appropriate strategies to address / incorporate the same in organisation
• Build in-house capabilities to understand, critique and challenge external designs
• Provide functional guidance to ensure standardization of Design & Development practices across the Organization; Act as the final authority on all decisions with respect to the Design & Development Function across the Organization
• Develop / update Department SOPs; Lead the development of a framework for reporting & MIS
Operational
• Drive effective relationship management with design consultants / architects / service consultants (existing and new) to ensure cost effective and preferential services
• Internal relationship management with the Business Development Department to understand project details and assist them in conducting the feasibility study from a design perspective
• Coordinate with the Legal and Liaison Departments to obtain project planning information and relevant documents
• Work closely with the Marketing Department to obtain the market appraisal report defining the project profile and configuration
• Lead the development of the Architect Brief containing project details such as vision, size, type etc. and ensure timely submission of the same to the design consultants / architects
• Lead all discussions and negotiations with design consultants / architects / service consultants; Evaluate quotes and finalize their appointment in consultation with the Top Management
• Work closely with design consultants / architects and ensure timely provision of inputs to them for design & detailing as per project requirements
• Ensure timely submission of conceptual drawings and schematics by the design consultants / architects; Critically analyze and finalize the same in consultation with the Top Management and Engineering Department
• Work closely with service consultants / architects to finalize service drawings and drive value engineering initiatives
• Review and ensure timely and accurate preparation and submission of marketing collateral information (area statement, sale plan, specifications, perspectives etc.) to the Marketing Department
• Ensure timely preparation and submission of drawings and documents required for obtaining applicable approvals / sanctions from statutory authorities to the Liaison Department
• Work closely with the Commercial and Quantity Survey Departments to facilitate the preparation of BOQ and tender drawings
• Work closely with the Engineering Department to facilitate the timely preparation of the master schedule
• Evaluate the impact of any design changes from a statutory, financial and engineering perspective; Update the Liaison and Engineering Departments accordingly
• Drive maintenance of a database of all designs and related documentation
• Manage and review Department MIS and ensure periodic reporting of the same to the Top Management

Financial
• Evaluate the cost impact of various design options; Drive cost savings through negotiations with design consultants / architects / service consultants
• Develop the Department budget and ensure adherence to the same

Team Management
• Foster an environment of learning, excellence and innovation within all aspects of team work
• Responsible for departmental KRA/KPIs
• Mentor and coach subordinates to develop the team’s capabilities and build a strong succession pipeline for the role
